How to Find a Real Estate Agent Who Speaks Your Language in Vancouver

Updated September 2026 · Find My Agent

Buying or selling a home is the biggest money decision most families make. Doing it in your second or third language makes it harder than it needs to be. This guide shows you how to find a real estate agent in Metro Vancouver who speaks your language, and how to check that they are the right fit.

Metro Vancouver is one of the most multilingual places in Canada. In the 2021 Census, more than a quarter of residents said they speak a language other than English or French at home. Mandarin, Punjabi and Cantonese are the most common. Many local real estate agents speak these languages too. The hard part is finding them.

Why a real estate agent who speaks your language matters

A good real estate agent in any language can find listings. A real estate agent who speaks your language can also make sure you understand every step, and that your whole family can take part in the decision.

Language is not the only thing that matters. Experience in your area, honest advice and good communication count just as much. Use language to build your shortlist, then judge each agent on the rest.

How to find a real estate agent in your language: 5 steps

  1. Filter by language and city. Open the Find My Agent directory, choose your language, then the city where you want to buy or sell. Pick the city carefully: an agent who knows Richmond well may not know Surrey.
  2. Use a language page if there is one. Pages for Punjabi, Chinese, Cantonese, Persian, Hindi, Russian and Korean are written in that language, so you can share them with family.
  3. Make a shortlist of two or three agents. Talking to more than one agent lets you compare their knowledge and how comfortable you feel with them.
  4. Check their licence. Before you sign anything, search the agent's name on the BCFSA website. It shows whether they are licensed and which brokerage they work for. This takes two minutes.
  5. Call and interview them in your language. Ask the questions below. Notice whether they listen, answer clearly, and explain things without pressure.

How to check a real estate agent's licence in BC

Real estate agents in British Columbia are licensed by the BC Financial Services Authority (BCFSA). On its website, use "Find a Professional" and search by the agent's name or licence number. Check that the licence is active and that the brokerage matches what the agent told you. If you cannot find them, ask the agent why before going further.

Frequently asked questions

Is it free to use Find My Agent?

Yes. The directory is free for home buyers, sellers and renters. You contact agents directly by phone or email, and there is no sign-up.

Are the agents on Find My Agent licensed?

Listings are collected from public sources such as brokerage websites and REW.ca, but Find My Agent does not verify licences. Always check an agent on the BC Financial Services Authority (BCFSA) website before you sign anything.

Will my contract be in my language?

Usually not. Real estate contracts in BC are normally written in English. A real estate agent who speaks your language can explain each clause, but for legal advice about the contract you should speak with a lawyer or notary.

Can I cancel a home purchase in BC after my offer is accepted?

In most residential purchases, BC buyers have a three-business-day rescission period after an offer is accepted, and cancelling costs 0.25% of the purchase price. Some properties are excluded, so ask your real estate agent and check BCFSA for the current rules.

What if I can't find an agent in my language?

Try the full directory: some agents speak several languages, and a related language (for example Hindi and Urdu, or Russian and Ukrainian) may work for you. You can also email [email protected] and we will look for one.
